The American Institute of Architects recently released its 2007 Documents, which substantially alter the AIA A-201 General Conditions of the Contract for Construction and add a new Owner-Architect Agreement designated AIA B101. Concurrently, other professional organizations including the AGC, COAA, CURT, and NASFA issued a competing set of ConsensusDOCS which were developed by these organizations, in collaboration, to address what they see as deficient or unfair provisions in the AIA Documents.
Since the new AIA Documents and the ConsensusDOCS represent significantly different approaches to familiar contract issues, industry participants need to be well acquainted with both.
We will review the most important revisions to the 2007 AIA Documents, and will compare and contrast them to the ConsensusDOCS from the perspectives of the Architect, Contractor/CM and Owner.
