Mr. Dritsas is a partner in the firm's Environment & Energy Practice Group. He practices in the area of environmental law and has experience with all major federal and New Jersey environmental laws and regulations. He counsels clients with respect to the investigation, remediation and redevelopment of contaminated properties, real estate and corporate transactions and regulatory and permit compliance.
His extensive transactional practice includes representation of major companies, REITs and financial institutions in transactional due diligence (including Phase I and Phase II site assessments and compliance audits), identification and evaluation of environmental contingent liabilities and preparation and negotiation of purchase and sale agreements, including environmental indemnification agreements. He is experienced in handling environmental due diligence investigations and negotiations in connection with a variety of transactions and with respect to facilities in the United States and abroad.
Mr. Dritsas has substantial experience with the handling of environmental issues associated with the purchase, sale or other disposition of brownfield properties. His practice includes audits, due diligence, preparation and negotiation of acquisition, leasing and financing agreements, resolution of site remediation and environmental insurance issues and counseling with respect to the redevelopment and reuse of such properties.
Mr. Dritsas also represents clients in securing approvals of the New Jersey Department of Environmental Protection (“NJDEP”) under the Industrial Site Recovery Act (“ISRA”), the Brownfield and Contaminated Sites Remediation Act (“BCSRA”), the Underground Storage of Hazardous Substances Act (“UST Act”) and the Site Remediation Reform Act (“SRRA”). He has represented numerous companies in the determination of ISRA applicability and in the formulation and implementation of ISRA, BCSRA, UST Act and SRRA compliance programs, including the negotiation of Licensed Site Remediation Professional (LSRP) agreements. His regulatory practice also includes representation of major companies in structuring and performing environmental audits and in negotiating and securing environmental permits from environmental agencies. He is an experienced negotiator with state and federal regulators.
