Thomas DaCosta Lobo helps an array of clients close on commercial real estate deals involving financing, leasing, or acquisitions and dispositions. His nationwide practice encompasses traditional mortgage lending and more complex financings, including loan syndications and real estate–secured bond transactions; warehouse, retail, industrial, and ground leasing; and purchases and sales. Clients appreciate Tom’s insight and advice based on his extensive experience advising his clients from the earliest stages of transactions through closing and beyond.

Tom has developed a deep understanding of the real estate aspects of energy projects, most particularly the siting of commercial solar energy installations. He has helped negotiate leases and acquisitions for commercial and utility-scale ground, rooftop and carport solar projects at locations ranging from office buildings to warehouses to landfills and brownfields.

Tom is known for his strengths in both the finance and investment sides of commercial real estate, regularly representing lenders and investors in strategic transactions. This intricate understanding of each stakeholder connected to the real estate space enables him to identify potential opportunities and support his clients’ business objectives in the marketplace.

Represented Rosemawr Management in negotiating a multi-million construction loan with Brightcore Energy, a provider of end-to-end clean energy solutions to the commercial and institutional market, to finance eight rooftop solar facilities in Montville, NJ and Fairfield, NJ.

Negotiated the purchase and financing of a retail shopping center in New Jersey for $76 million.

Negotiated leases for solar energy facilities, including a number of the largest such facilities in New Jersey.

Advising on the real estate aspects of the development of a 550MW gas-fired electric power facility in New Jersey.

Represented a pharmaceutical company in purchasing two land parcels in Delaware to support a build-out of a new headquarters and in negotiating multiple building leases of office and laboratory research space in Delaware and Pennsylvania.

Structured the syndicated financing of retail power centers in Illinois for $125,000,000 and in Tennessee for $87,500,000 as well as office properties in California for $73,000,000 and $65,000,000 and in Texas for $45,000,000.

Negotiated the lease of a 200,000-square-foot office in Fairfax, Virginia to an international technology company.

Negotiated the lease of a 70,000-square-foot office in midtown Manhattan to a nationally recognized education provider.

Represented a property management company in the sale of three apartment complexes in New Jersey and subsequent like-kind exchange acquisitions of 10 restaurants and retail stores in California, Florida, Missouri, Ohio, Oklahoma, Oregon, South Carolina, and Texas using proceeds from the sales of the apartment complexes.

Handled the sale and lease-back of a 550,000-square-foot manufacturing facility in New Jersey.
