Martin Dowd remains a leading choice for businesses and investors on complex real estate transactional matters, alongside additional strength in leasing agreements.

Marty has extensive experience structuring sophisticated leasing and acquisitions and dispositions locally and nationally. As trends have shifted in the commercial leasing marketplace, Marty has responded, drafting and negotiating leases for landlords and tenants involving every sector of property, from office to industrial to retail.

He helps institutional investors, national developers, and corporations structure complex real estate transactions, move forward on major development projects, and acquire or dispose of properties in their real estate portfolios. Marty handles and supervises due diligence and transfers of national and global real estate assets involved in mergers and acquisitions.

Leading continuing education providers feature Marty as a lecturer on commercial real estate transactional matters and trends in the marketplace.

The Birch Group—Acquisition

Represented privately owned commercial real estate investor, owner, and operator The Birch Group in acquiring an 80-unit apartment complex for $42.85 million. 

The Birch Group—Acquisition

Represented privately owned commercial real estate investor, owner, and operator The Birch Group in the acquisition of the 42 story, 1.4 million-square-foot office building known as the Merrill Lynch Building, located at 101 Hudson Street in Jersey City, New Jersey, for $346 million. To finance the acquisition, we negotiated the assumption of a $250 million commercial mortgage-backed security loan, negotiated an operating agreement for a $78 million preferred equity investment, and assisted in securing $70 million in common equity.

Developer landlord—Lease

Negotiated for a developer landlord a lease with a multinational professional services company of 110,000 square feet of space at the developer’s planned mixed-use redevelopment project in Morristown, New Jersey.

Real estate investor/owner—Office building acquisition

Represented a privately owned commercial real estate investor, owner, and operator, in acquiring a 348,501-square-foot office property in Lake Success, New York for $62 million. 

Real estate investor/owner—Office buildings acquisition

Represented a privately owned commercial real estate investor, owner, and operator in acquiring four Class A office buildings totaling more than 840,000-square-feet of space in Short Hills, New Jersey for $255 million.
